Turn off 208 onto Exxon Road and then left on Menielle rd and the property sits on your left. This property is approximately 7 miles northwest of Robert Lee and 30 miles north of San Angelo. It is about 50 miles from both Abilene and Big Springs and about 30 miles from Interstate 20.
Schools: This property is in Robert Lee ISD.
Terrain: The property is pretty level with the exception of the Rough Creek Draw. There is a little variance of approximately 30' elevation on the land on both sides of the draw. Soils consist of Colorado Loam, fine sandy loam, and silty clay loam.
Vegetation: The draw has more variety of trees, browse, and grasses, of course, including net leaf Hackberry, Mesquite, and Ash Juniper. Livestock: Currently, the owner runs goats, sheep, and a few head of cattle with a guard dog. The chicken Coop houses around 10 chickens.
Wildlife: You can find Whitetail and Axis as well as turkey, quail, dove, and varmints. An occasional mule deer has been spotted in this area. 2 Deer stands, 2 square feeders, and a round feeder convey with an acceptable as well as a hanging protein feeder.
Improvements: There is a 2000 sq. ft. metal barndominium located near the entrance of the property with overhangs, a chicken coup, and additional sheds and storage areas.
