Hunting Ranch for Sale in West Texas near San Angelo

Location:  This 107± acre Texas hunting property is located 18 miles north of San Angelo on Highway 277 and approximately 10 miles south of Bronte at Tennyson in Coke County.  The property is located in the Bronte, Texas Independent School District.  Turn off Highway 277 onto Mule Creek Road on the west side of 277.  Mule Creek Road loops around and comes back to Highway 277.  Mule Creek Road is a county-maintained, dirt road and the property is easily accessed from Mule Creek Road.  The property sits nestled in the foothills in the bottomland.

Use:  The ranch has been used for family recreation and spending quality time together for many years.  The land's best uses are recreation and a possible location for a country homestead or vacation home.  The ranch could, also, be leased out for hunting and serve as an investment.

Water:  There are two water wells as well as three dirt stock tanks attracting White Tail, native wildlife, and a large herd of Axis deer.  A wet weather creek runs through much of the property.

Utilities:  The cabin and water well are hooked up to electricity.  There is a septic system for the home and a greywater system to water the trees in the yard.

Terrain:  This is a gently rolling terrain with plenty of brush and trees such as oaks, mesquites, and cedar which provide plenty of cover for wildlife. Elevations changes are only 20' differences and are very gradual and discreet.  There is a +- 21-acre field behind the house with two water wells, one of which feeds the house.  The field is fenced off.  Mount Margaret sits to the north of the property and Gobler and Brooks Hills sit to the south of the property.   Along with the surrounding fields and oak-filled hills, this is the most beautiful setting you could imagine.

Soils:  The soils consist of sandy loam, clay loam, Cosh latom (small hilltops), and Colorado loam(wet weather creeks and bottomland).  3e, 2c, 7s, and 5w which are mostly good for cultivated crops, pasture, range, woodland, and wildlife.

Wildlife and Game:  A large herd of Axis passes through the ranch daily.  Native wildlife is abundant here, as well.

Livestock:  There is currently no livestock on the ranch.

Scenery:  Many hills and oak trees as well as cultivated fields surround the property. The surrounding property is serene and scenic in all directions.

Minerals:  Some minerals may convey with an acceptable offer.

Improvements:  The home and shop are located in the house pasture. The brick hunter's cabin has two baths with separate water heaters and a large great room. The cabin has ceramic tile floors throughout. It has one large room with a living, kitchen, and several beds and it also has a private master bedroom bathroom with a large washroom. Granite countertops complement a jet tub shower combo in the master bathroom. The second bathroom has a tiled stand-up shower, vanity, and commode.  Both have large water heaters servicing them.

Fences:  The perimeter fences are net wire.  There are interior cross-fences.  The field on this property is fenced off and there are two additional separate pastures/traps not including the small house trap to provide for rotational grazing.

Weather:  On average, Coke County receives 23" of rain per year.  It is typically hot in the summer with mild winters.
