Clear Creek Ranch has gentle elevation changes of about 100'.  The high point is in the northwest corner where the cabin and water well are.  The views are to the southeast as the terrain gently slopes to the south and east.  This point has a great stock tank, electricity, water well and large trees making it an ideal building site location for a home.  The soils on the ranch are rich bottomland and include rowens-Harpersville, speck-Tarrant complex, Nuvalde clay loam, Mereta clay loam, Leeray clay and Frio silty clay loam which are great for growing.  The seller would convey half of the minerals with an acceptable offer. There is one gas well that has been shut-in.
